Here is our Top Ten List of things a home buyer should never tell a seller,
or a seller's agent!

If you have not signed an agency employment agreement with the real estate agent who is showing you homes, that agent is either the agent of the seller(s), or is unemployed and therefore unentitled to receive a commission in Connecticut!  Sellers' agents owe their 100% loyalty to their seller clients, not to you the buyer customer, and are trained to get certain personal and financial information out of you to their sellers' benefit.


If you've started seeing homes with a real estate agent that you haven't yet hired, shame on you!  It doesn't matter if you have not yet made up your mind to buy.  If you're telling your motives, timetable, employment information, financial information, family needs, and that a new baby is on the way in two months to someone else's agents, you may be making mistakes that can cost you thousands of dollars in your eventual negotiations.  This is information you only share with the agent you've hired to represent you exclusively!
Oh, no! I just told that open house agent that I work for a Fortune 500 company! What was I thinking?
Here is our Top Ten List of things a home buyer
should never tell a seller or a seller's agent:

#10 . . . "My employer will be paying all our closing costs, all of our moving expenses, and all of the Realtors®' fees!"
#9 . . . "I just got a big raise (promotion, bonus, inheritance, tax refund, lawsuit settlement)!"
#8 . . . "My accountant says I should buy something and close by the end of the year (quarter, month, week, day)!"
#7 . . . "We're expecting twins soon, and we now share a studio apartment with my in-laws!"
#6 . . . "Mom and Dad are each gifting us $15,000 toward our down payment!"
#5 . . . "We've been saving one of our paychecks each month, and living on the other, and now we have enough for our down payment!"
#4 . . . "I've sold my condominium, and my money is already in the bank, just sitting there!"
#3 . . . Our lease is up in 60 days, and if we don't buy something now, we'll be out on the street!"
#2 . . . "I earn over $250,000 a year, plus nice bonuses, completely fund my IRA, pay all my bills on time, and have no debts or baggage whatsoever!"
And, the #1 thing never to tell a listing agent or a seller is:
#1 . . . "Oh, I just love this house.  It's everything I ever wanted . . . my dream home!"
